The Benton Planning Commission is preparing for a busy July 7 meeting following a June session that saw the approval of several new residential subdivisions and commercial projects. The upcoming agenda features a site plan for a new Chase Bank, as well as multiple rezoning requests aimed at reclassifying residential properties to an R5 designation.
JULY 7 MEETING
The July 7 meeting agenda will revisit several items that failed due to a lack of motion in June when applicants were not present, including variance and sign requests for properties on Algood Street, Military Road, and Interstate 30 South.
New business includes a site plan for Chase Bank, a final plat for 521 Third Street, and five rezoning requests—four of which seek to shift properties on Tiner Cove, Deerfield Road, East South Street, and Watts Road to an R5 residential designation. JUNE 2 MINUTES
During the June 2 meeting, commissioners heard concerns from residents regarding the proposed Dobbs Creek subdivision off Mountain View Road. Neighbors argued the requested R2 zoning would allow for too many lots, prompting the developer to agree to an R1 designation, which limits density by requiring larger minimum lot sizes of 11,500 square feet. The adjusted zoning assignment was approved unanimously, and the subdivision’s preliminary plat is now scheduled for review at the July meeting.
Other residential projects approved in June include an R2 zoning assignment for a proposed subdivision on Scott Salem Road and a final plat for an attached single-family housing development at the corner of Winchester and Browning.
Commercial approvals included a site plan for a multi-tenant lease space at 7016 Alcoa Road and a conditional use permit for a pickle business inventory warehouse at 221 Clark Street.
Commissioners also approved adding new zoning definitions for modular homes, tiny homes, and truck stop plazas ahead of a Housing Styles Workshop scheduled for July 17.
